HVAC is the umbrella term for heating, ventilation and air conditioning — the equipment that conditions a building's air. It is a useful shorthand and a misleading one, because the functions it names are separable and are frequently delivered with very unequal care.

Heating and cooling are load-driven: equipment is sized to a calculated load and controlled by a thermostat reading air temperature. Ventilation is rate-driven: outdoor air is supplied at a rate set by floor area and occupancy, unrelated to whether the house needs heating at that moment. Filtration is a third function, dependent on airflow and runtime rather than on capacity. A system can do the first pair well and the other two badly, which is the ordinary condition of a well-built house.

HVAC also covers distribution, which is where most of the performance lives — duct sizing, layout, sealing, and whether design airflow actually reaches each room. A correctly selected machine attached to undersized or leaky ducts does not deliver its rated performance.

Why it matters

Treating HVAC as one item is how ventilation and filtration go missing. A contract that says HVAC and a load calculation that addresses temperature can both be fully satisfied while the house has no dedicated outdoor air, little filter area, and no way to run the fan for filtration without also heating. Naming the four functions separately — heat, cool, ventilate, filter — is what gets each specified and each verified.

The common misunderstanding

That a thermostat holding temperature means the system is working. The thermostat reports on one of the four functions. Ventilation rate, filtration performance and humidity control are all invisible to it, and each has its own measurement: CFM of outdoor air, filter efficiency and runtime, and indoor humidity.
