Prestige Homes

Prestige Homes, also operating as Prestige Homes Development and Prestige Construction, is a Fort Lauderdale residential developer founded by Dov Stark. The firm integrates design, development, engineering, and construction, allowing the same team to carry a house from its original concept through completion.

Its work is concentrated in high-end waterfront residences, particularly in Fort Lauderdale’s Sunrise Intracoastal neighborhood, where Stark has developed five homes. The firm’s recent portfolio includes a progression along Middle River Drive at numbers 671, 733, and 513.

Ember House at 513 Middle River Drive, completed in 2026, is the most extensive expression of the firm’s private-resort approach to date. Its construction includes an occupied poured-concrete roof, seven-to-nine-inch poured-in-place floor slabs, acoustic separation between levels, four waterfront guest suites, and surfaces finished without paint, including tiled mechanical closets.

Stark describes each house as a revision of the last. Roof trusses gave way to poured-concrete roofs; precast floors to thicker poured slabs; multi-screen television arrays to microLED; cracked balcony tile to commercial-grade turf over drainage mats; and smaller uses of illuminated stone to an architectural language inspired partly by New York’s Perelman Performing Arts Center.

The firm’s development philosophy is similarly unusual. Stark says Prestige does not begin by optimizing a project around a predetermined return. Instead, the team researches and builds what it considers the best version of the residence, determines the completed investment, and prices the property afterward.
